Learn the Dos and Don’ts of Verifying Reasonable Accommodation Requests

The intent of the HUD, through the Fair Housing Act (FHA) and Americans with Disabilities Act (ADA), is pretty clear – fair housing for all, and no discrimination against anyone. But the application of these federal acts is plagued by ambiguity, apprehension, and abuse, especially when it comes to verifying reasonable accommodations involving service and assistance animals. An incorrect judgement on your part may cost you loss of revenue (tenants avoiding pet-fee by masquerading their pet as a service or assistance animal), whereas an inappropriate request for supporting documentation may attract a costly discrimination claim!
