Get an understanding of the logic behind the system of local government land development regulations

Significant monies can be lost, or gained by property owners and investors who achieve, or prevent development projects which impact properties in which they have an interest. The apparent complexity of local development regulations can create confusion about who needs to do what to whom by what deadline to achieve a desirable, or prevent an undesirable, project.

In this session, expert speaker Carl Stephani will give provide you an understanding of the very simple logic behind the system of local government land development regulations so that you not only understand some of the essential terminology, but also understand how the three different regulatory documents inter-relate and operate in the overall system of land development regulation in use generally across the United States.

  • This session will reveal that, upon dissection, the three basic local development regulations - city plans, zoning, and subdivision ordinances, are basically very simple
  • City Plans can scanned to isolate their effective policies; zoning ordinances can be scanned to isolate each of their seven basic elements, and the two elements of subdivision ordinances can be identified to simplify understanding their role in the regulation of development
  • These three core local government documents work together to regulate all development
  • Many development related actions have flaws in them that can make them subject to legal attack
